I ripped out a peel and stick backsplash in a rental on Unser back in 2020 because it curled up behind the stove after one summer, and I stuck to thinset and real tile for everything after that. My neighbor Carol did her whole kitchen wall with the newer stick tiles in April, and here we are 6 months later in dry ABQ heat with zero lifting, even right behind her range. Is it the new adhesive backing or did I just buy the cheap stuff back then, because I have another rental and I am tempted.
Six months is nothing in rental years, wait till a tenant cranks the stove and slams that wall with steam every day for two winters. Adhesive tech did get better, but the real test is heat plus grease plus someone scrubbing it with a sponge, not Carol's quiet cooking. I'd still grout real tile in a rental because one redo costs more than the fancy peel and stick saves.
