A landlord in Phoenix taught me a lease clause I never thought to check

Back in 2021 I signed a three year lease for a small retail space and assumed the boilerplate was standard. Six months in, the HVAC died and the landlord pointed to a clause about 'tenant responsible for all mechanical systems' that I had skimmed past. He was polite but firm, said 'you signed it, so it's yours to fix' and the repair cost me $4,800. I learned to have a lawyer review every lease now, but I'm curious if others have gotten burned by a hidden clause like this and how you handle it going forward?
