TIL the $350 I spent having a lawyer read my commercial lease saved me about $11k in repair costs
I signed a 5 year lease on a small retail space in Tacoma last spring and almost skipped the lawyer review to save money. My cousin talked me into it, so I paid a local attorney $350 to go through all 22 pages, and he caught a clause saying I was on the hook for roof and HVAC replacement. Six months in, the rooftop unit died and the landlord tried to bill me $11,000 for a new one. The lawyer sent one letter pointing to the clause he had rewritten, and the landlord backed off and paid it themselves. Has anyone else had a lease clause come back to bite them like that?
