Update: I found out my verbal handshake deal on a $12k job was basically worth nothing in Ohio
I run a small property management company and I always did stuff on a handshake with this one contractor named Ray. We had a deal for him to redo the floors at a duplex I manage over on West 25th, and I never wrote anything down because he was a friend of a friend. Well, he walked off the job halfway through and asked for $4,800 for work he hadn't finished, and I had no paper trail at all. My lawyer pulled up the Ohio statute of frauds, and anything over $500 that can't be finished in a year has to be in writing to be enforceable. I sat there reading it and felt like a total idiot. It wasn't even a fancy legal thing, just a basic rule I'd never heard in 9 years of doing this. Has anyone else gotten burned by a verbal contract on a job this size, and did you find a simple one page agreement that actually holds up?
