Why nobody talks about verbal contracts going sour after 20 years in business

I do painting work. A handshake deal with a commercial property owner started back in 2003. No written contract just a price per square foot and a promise to keep doing the work. Worked fine for almost two decades. Then the guy sold the building in 2022 and the new owner refused to honor anything. No paperwork to back me up. Lost about 15 grand worth of work I already had lined up for that spring. My lawyer said without a signed agreement I had no case. Has anyone else learned this lesson the hard way after a long term verbal deal fell apart?

Yeah that's rough, guess my handshake skills need more practice than my painting skills.

My uncle LOST his ENTIRE landscaping company the same way in 2017 after 12 years with a handshake. @noaht15 it's not about skill it's about trusting people who don't deserve it.
