Finally got a yes from a client who ghosted me for three months
This guy, let's call him Mark, was looking for a condo in the $400k range and we saw six places back in April. Then he just stopped answering my texts and emails. Out of the blue yesterday, he calls and says he's ready to put in an offer on the third place we saw, the one with the weird kitchen layout. He apologized for the silence, said work got crazy. We wrote up the offer this morning and it got accepted by dinner time. The whole thing went from dead quiet to a done deal in under 24 hours. It's a good reminder not to burn bridges, even when you feel like you're being ignored. Has anyone else had a client come back from the dead like that? How do you handle it without sounding annoyed?

Charge your full commission and don't act surprised they're back. I send one last email saying I'm closing their file, then I treat them like any other client when they reappear. The money spends the same.

But what if they left because your price was too high? Charging full commission again just makes them leave a second time. Honestly feels like burning a bridge for no real reason.
