Shoutout to the apartment manager in Dallas who saved me from a $2,400 tear out
Showed up Monday to stretch a 3 room job in a 1980s complex off Mockingbird and the pad was coming apart in my hands before I even set my knee kicker down. The manager, Denise, walked in and said the unit flooded back in 2019 and the pad underneath got soaked and nobody ever pulled it. She let me tack the pad replacement onto the bill instead of making me eat it, which would've cost me $2,400 out of pocket. She told me she keeps a log of every flood, repair, and pet on file and hands it to whoever bids the unit. Any of you ask for the unit history before you bid, or do you just find out the hard way like I almost did?
