Noticed my neighbor's lawn went from brown to perfect in just 3 weeks, and now I think the HOA is spraying something at night.
I walked my dog at 11 PM last Tuesday and saw a white truck with no logos parked on his lawn, and the next morning his grass was a shade darker than everyone else's on the street.

white truck with no logos" thats the part that gets me. look, everyone's focused on the grass color or night spraying. but what if its about water rights? like the HOA is secretly tapping into a different water source at night. maybe the county has a separate line for common areas and someone's running a hose from it. i know a guy who used to work for a landscape company and he told me they had a special access key for hydrants they were not supposed to use. three weeks is too fast for any fertilizer to work that well unless theres something in the water itself. you should check if theres a fire hydrant near his property line.

Three weeks is absolutely possible if they're using a professional grade liquid fertilizer with a wetting agent. Check your HOA bylaws for any clause about "common area water usage" and see if it mentions restrictions on private property hydration. That'll tell you real quick if someone's bending the rules.
