Can we talk about the moment you realize your inspection missed something huge
My inspector in Tampa totally missed a cracked sewer line, found out when the basement flooded after the first big rain. Anyone else have a major post-purchase surprise and how did you handle it?

Oh man, that's rough about the sewer line. I was just reading a local news story about a couple who found out their inspector missed a whole section of rotten roof decking. They only saw it when a chunk of ceiling fell in the attic. They ended up suing the inspection company, but it's a huge hassle. Makes you wonder what else can slip through the cracks even with a pro looking at it.

Ugh, that's so scary! We had our inspector miss a cracked heat exchanger in the furnace. We only caught it because my dad came over and pointed out a weird smell. Ended up getting a partial refund from the inspection company after some back and forth.

Yeah, that news story is a good example, but inspectors usually can't see roof decking under the shingles. They check for sagging or soft spots from the ground or attic, but a totally hidden rotten section is tough. The lawsuit was probably about whether they should have caught the clues, like stains or a spongy feel when they walked on the roof.
