Shoutout to my mortgage broker for pointing out the local first-time buyer grant

I was just looking at regular loans until she mentioned our city offers a $15,000 grant for closing costs if you haven't owned before. That changed the whole budget for us last month. Has anyone else found a local program they almost missed?

How do these programs stay so hidden? It's like they want you to jump through hoops just to find free money. My realtor casually dropped a similar thing about a down payment help program after our offer was accepted. Felt like we were solving a mystery. Almost missed out on thousands because nobody leads with that info. Makes you wonder what else is out there that they don't advertise.

Used to think it was just bad luck, but now I'm convinced they hide this stuff on purpose.

Honestly, is it hiding or is it just not advertised well? Most of these programs have websites you can find with a search. Maybe they assume people will look for help if they need it. It feels sneaky but could just be bad communication. Why would they actively hide free money they want to give out?
